Legal terms and conditions for services provided by Dolder Liegenschaften AG.

1. Scope of Application

These General Terms and Conditions (GTCs) apply to all services provided by Dolder Liegenschaften AG (Dolder Real Estate Ltd) to its clients, partners, and users of the website. Any deviations require written approval by the company.

2. Real Estate Brokerage and Advisory Services

Dolder Liegenschaften AG (Dolder Real Estate Ltd) provides services in real estate brokerage, sales, rentals, consulting, and investment advisory. It acts as an intermediary between sellers, buyers, landlords, and tenants, as well as an advisor for investment decisions. All information, property brochures, and offers are non-binding and subject to change. The client is obliged to treat all transmitted information as confidential and not to share it with third parties without the company's consent.

3. Website Content and Disclaimer of Liability

The content on the website of Dolder Liegenschaften AG (Dolder Real Estate Ltd) is for informational purposes only. While the company strives to keep all information current and accurate, it makes no warranty as to the correctness, completeness, or timeliness of the data. All offers are non-binding and may be modified or removed at any time. The company assumes no liability for damages, data loss, or system interruptions arising from website use. In the event of hacking or unauthorized access, liability is excluded.

4. Copyright

All texts, photographs, logos, plans, and other content published on the website are protected by copyright. Reproduction, distribution, or commercial use without prior written consent is prohibited. All rights reserved.

5. Confidentiality and Non-Circumvention (Login Area)

Access to the protected login area is restricted to verified users only. All information, documents, and media provided therein are strictly confidential. Users are prohibited from contacting property owners, tenants, or their representatives directly, or from bypassing the intermediary role of Dolder Liegenschaften AG (Dolder Real Estate Ltd). If a contract or booking arises from a connection established by the company – even at a later time – a minimum commission of 10% of the contract value is owed.

6. Payment Terms

For rental or booking agreements, a deposit of 50% of the total amount is due upon conclusion of the contract, with the balance payable no later than 30 days before arrival. Payments are generally made directly to the property owner's account unless Dolder Liegenschaften AG (Dolder Real Estate Ltd) expressly handles the transaction in a fiduciary capacity.

7. Cancellation Policy

For holiday and short-term rentals, the following cancellation terms apply:

• Up to 60 days before arrival: 50% of the total price • 60–0 days before arrival or in case of no-show: 100% of the total price

Refunds are made within 14 days unless otherwise agreed. If the property is re-let for the canceled period, a partial refund may be granted at the company's discretion.

8. Insurance and Liability

The tenant is required to maintain valid liability and travel insurance. Dolder Liegenschaften AG (Dolder Real Estate Ltd) and the property owner assume no liability for personal injury, property damage, or financial loss. Any damages to the rental property must be reported immediately.

9. Anti-Money Laundering (AML)

Dolder Liegenschaften AG (Dolder Real Estate Ltd) is not a financial intermediary within the meaning of the Swiss Anti-Money Laundering Act (AMLA). It does not verify financial flows and assumes no responsibility for the origin or use of funds. Clients are obliged to use only lawful and traceable financial means.

10. Treasury and Payment Handling

Dolder Liegenschaften AG (Dolder Real Estate Ltd) may hold rental payments and deposits in trust. Payments are received on behalf of the property owner, forwarded after deduction of commission and service fees, and the deposit is released after the rental period unless claims have been made. Once the deposit has been released, the company assumes no further responsibility for any disputes between the owner and the tenant.

11. Force Majeure

The company shall not be liable for delays or non-performance due to force majeure, natural disasters, pandemics, war, governmental orders, or other unforeseeable events.

12. Governing Law and Jurisdiction

Swiss law shall apply exclusively. The place of jurisdiction is Zurich, Switzerland.

13. Severability and Entire Agreement

If any provision of these GTCs is found invalid, the remaining provisions shall remain in full force and effect. Amendments or supplements must be made in writing.

14. Legal Notice

These General Terms and Conditions have been prepared with professional legal assistance in accordance with Swiss law (Zurich jurisdiction). Dolder Liegenschaften AG (Dolder Real Estate Ltd) reserves the right to consult its appointed legal advisors where necessary.
